The question we hear most often from prospective clients is also the most difficult to answer precisely: how long will this take? The honest answer depends on the size and complexity of the project, the speed of decision-making, and factors entirely outside anyone's control — permit timelines, material procurement, contractor availability.
That said, here is a realistic framework for a mid-size custom residence in Karachi.
Phase 1: Design (3–6 months)
The design phase begins with a detailed brief. We spend the first weeks listening — understanding how you live, what you value, how you entertain, what bothers you about your current home. Good architecture begins with good questions.
Concept design typically takes 4–8 weeks and results in floor plans, sections, and a design narrative. Schematic design refines this into a buildable proposal. Design development locks down materials, finishes, and technical coordination. Together these stages typically run 3–6 months for a residence.
Phase 2: Documentation (2–3 months)
Working drawings, specifications, and structural engineering coordination. These are the documents a contractor uses to build. Cutting corners here is false economy — every ambiguity in the documents becomes a variation claim on site.
Phase 3: Permitting (1–3 months)
In Karachi, permit timelines are variable. We prepare all required documentation and manage the submission process, but approval times depend on municipal workload and the specifics of your plot.
Phase 4: Construction (12–24 months)
Construction timelines depend heavily on contractor quality and material procurement. A 5,000 sq ft residence with a reliable contractor typically takes 14–18 months. We provide full construction administration to keep the project on track.
Total: 18–36 months from start to handover. Fast-track projects with quick decisions and pre-approved designs can come in at the shorter end. Complex, bespoke projects take longer.
